Can you purchase more than one share?
Yes, an owner may purchase up to 4 shares.
How is ownership conveyed?
Owners purchase one or more 1/12th ownership interests, evidenced by a commensurate share in a non-profit Costa Rican Corporation, whose sole asset is the fractional property itself. Our legal experts have assured us that this is the safest, best way to take ownership of your share(s) in one of our Costa Rican homes. This type of legal format allows for easy, clean re-sales or any other form of property transfer.
How much time do I get to use my Costa Rican home?
The beauty of Villa Tranquilas fractional, shared ownership is our innovative use plan. Each year, you can visit your home for a guaranteed minimum of 28 days or more, as well as pre-select the weeks that work best for you.
How does this differ from a timeshare?
The main difference is that Villa Tranquilas fractional ownership conveys an interest that is directly tied to a single home…it is not a membership in a club. This means a high likelihood that the value of your share will map to the value of the home itself, giving you a greater chance of appreciation and value retention in the event of a resale, something that the majority of timeshare properties simply will not do. There is also a pre-set number of shares (12), so neither your time nor the value of your share will be diluted by overselling. And because it is a single house, not a resort or a complex of homes, you are guaranteed the consistency and satisfaction of ‘coming home’ each time you visit. This ‘personalization”, also means that our homes are finished and maintained to a much higher standard than most timeshare properties and may well gain in appreciation.
Are there homeowner association fees?
Yes, the program has operational/maintenance expenses and a reserve fund, just as you would have in any ownership. But these costs are all shared between the Owners, making them extremely reasonable for a property of this caliber.
Who will manage my fractional home investment?
We have a local management and concierge team backed by our watchful eye. Our goal is to provide high quality planning, pre-arrival and check-in services, along with the services that you would expect in a 5-star hotel on an on-demand basis. It is up to you, as an Owner, to determine your experience…we will make sure it happens.
Can my ownership be re-sold?
Yes, most definitely, we love to assist Owners with re-sale of their interest, and the local real estate agents are very familiar with our properties.
Can I rent out my resident weeks to other parties?
Yes, our management company would be pleased to assist you with your rentals. You can also rent on your own providing you notify us as to who would be staying in the home.
Are my unaccompanied family and friends allowed to use the home?
Yes, you may allow family and friends to use your reservations. Our only requirement is that management is given advance notice along with contact information for your guests.
Do you allow Smoking?
No, There is no smoking allowed in any of our homes.
Do you allow Pets?
No, we do not allow pets. We will however assist you with a boarding home for your pet while in residence.
